Landlords are realigning property portfolios

At the moment landlords are perfectly poised to make the most of the UK residential property market, benefiting from both sales and lettings. Those who have built up buy to let portfolios are gaining through low interest rates and sustained tenant demand through Nottingham letting agents.

One of the latest market trends is for landlords to offload already tenanted properties by selling them on to other investors . At first glance this may seem counter-productive, but it allows landlords to adjust their portfolios, and selling to another investor is often the easiest and most cost-effective way of doing so. The investor gets the benefit from a property that has a proven yield, while the landlord benefits from a property which is earning money right until the moment it is sold, so when you think about it, this makes perfect sense.

Apparently some landlords are selling property because it doesn't quite fit in with their current portfolio. It may be that they own to smaller properties and wish to reinvest the money into one larger property, or vice versa. Part of being a successful landlord is being able to accurately assess the needs of the local market, and then adjusting your properties to suit this market and give greater rental yield.
